How to find a house at a good price

From €1 homes in the villages to purchases at auctions. How to spot good deals.

The high cost of housing is one of the most serious problems faced by every country, including Italy. One way to address it is to equip yourself and scout for good deals, using various channels for potential purchases. For example, the €1 house sales campaign in villages, or generous grants for moving to the mountains. Or even judicial auctions, where, with good guidance, it's sometimes possible to snag a good deal. 

Houses to buy at judicial auctions 

Find out the location and timing of the auctions, but always do so through a specialized intermediary. Beware of the lack of guarantees and the fact that payment is only possible in cash. Buying a home at a judicial auction can be an opportunity, not to be missed, to obtain properties at prices often significantly below market value, but it requires attention and knowledge of the rules. And some basic precautions, especially one: avoid DIY; these are delicate purchases that should be made with the guidance of competent and specialized agencies or individual professionals.

Case a 1 euro

Typically, these types of proposals concern small towns that are at risk of depopulation and need to strengthen their population and local businesses. The ways to incentivize purchases vary for each location, but there are usually some standard rules: for example, the obligation to take up residence in the municipality where the purchase is made for 1 euro, to pay for a complete renovation of the house (these properties are often abandoned and in any case not in good condition), and to not sell the house purchased for 1 euro for at least five years.

Mountain homes with generous incentives

In all Italian regions, with different modalities, generous benefits are foreseen incentives to move to mountain towns, especially those most at risk of depopulation. In Trentino-Alto Adige, grants reach up to €100, while in Sardinia, grants are available for small municipalities.

To rent them on a long-term basis (even up to 50 years), a public tender which includes a concession notice, as occurs on the occasion of the awards foreseen by the project "Country Value Italy – Lighthouses".
